Start with what takes up your time

The best place to begin is with the tasks that eat up your hours but don't require your unique expertise. For most agents, that's writing listing descriptions, responding to initial inquiries, creating social media content, and pulling together market reports.

AI tools like ChatGPT or Claude can draft a solid listing description in about 30 seconds. You'll still want to review and personalize it, but you're going from 45 minutes to 5 minutes. That's time you can spend with clients instead of staring at a blank screen.

Five practical ways to start today

1. Listing descriptions and marketing copy

Feed the AI the property details, your target buyer, and the neighbourhood highlights. It'll generate a first draft that you can refine with your own voice and local knowledge. I do this for every listing and it saves me hours each week.

2. Market analysis and reports

AI can help you analyze comparable sales, identify trends, and create professional market reports for your clients. I use specialized tools that pull real-time data and present it in a way that's easy for clients to understand. It positions you as the informed expert without the hours of manual research.

3. Social media content

Consistent posting is one of the biggest challenges for agents. AI can help you brainstorm content ideas, draft posts, and even suggest the best times to publish. The key is to use it as a starting point, then add your personality and local insight. Your followers want to hear from you, not from a robot.

4. Client follow-up and lead nurturing

AI-powered CRM tools can help you track client interactions, send timely follow-up reminders, and even draft personalized messages. The technology handles the logistics so you can focus on building the relationship.

Before a listing appointment or a buyer consultation, I use AI to quickly research the neighbourhood, recent sales, school ratings, and local amenities. Walking in prepared with specific, relevant information makes a huge difference in how clients perceive your expertise.

The golden rule: AI supports, it doesn't replace

Here's what I tell every agent who asks me about AI: it's a tool, not a replacement for your expertise, your relationships, or your judgment. The agents who will thrive are the ones who use AI to amplify what they already do well.

You still need to understand your market. You still need to listen to your clients. You still need to negotiate with skill and integrity. AI just helps you do all of that more efficiently and with better information.
