FAQ

Questions I hear a lot

Here are honest answers to the questions people ask before working with me. If yours isn't here, reach out and we'll talk.

Great question. I'd start with: How well do you know my target neighbourhood? What's your marketing plan for my home? Can you walk me through your recent comparable sales? How do you communicate, and how often? What happens if things don't go as planned? A good realtor should answer all of these clearly and confidently, without dodging or giving generic responses. And honestly, you should also ask: do I enjoy talking to this person? You'll be working closely together, so trust and rapport matter just as much as skill.

The right time is when it aligns with your life, not just the market. That said, some practical signals include: you've built enough equity to make the move worthwhile, your family needs have changed (growing or shrinking), you want to capitalize on a strong market, or your current home no longer fits your lifestyle. I provide a free market analysis so you can make an informed decision based on real data, not guesswork.

You don't need to be tech-savvy to start. Begin with simple tools: AI-powered market analysis for pricing, automated social media scheduling, AI writing assistants for listing descriptions, and chatbots for lead follow-up. I use AI daily in my practice and I love helping other agents and entrepreneurs find practical, no-overwhelm ways to integrate it. The goal is to save time and work smarter, not to replace the human connection that makes real estate work.

It depends on your needs, but some solid starting points include: ChatGPT or Claude for writing listing descriptions and market reports, Canva's AI tools for marketing materials, and CRM platforms with AI-powered lead scoring. For market analysis, I use specialized tools that provide real-time comparable data and trend predictions. The key is to start with one tool, master it, and add more as you get comfortable.

Every home is different, and a proper valuation requires looking at comparable sales, current market conditions, your home's condition, and neighbourhood-specific factors. I offer a free, no-obligation home evaluation that uses AI-powered market data alongside my local expertise to give you an accurate picture. It's not just a number on a page; it's a conversation about your goals and the best path forward.

For buyers, my services are typically covered by the seller's commission, so there's usually no direct cost to you. I'll always be transparent about any potential costs upfront so there are no surprises. My goal is to make sure you get expert guidance without financial stress.

It varies. In the current market, well-priced homes typically sell within 2-3 weeks. The buying process from search to keys can take anywhere from a few weeks to a few months, depending on your criteria, the market, and how quickly you find the right home. I'll give you a realistic timeline based on your specific situation at our first meeting.

Hamilton has incredible value compared to Toronto and the broader GTA. You get larger homes, bigger yards, and access to amazing schools, parks, and conservation areas. The community is diverse and welcoming, the food scene is underrated, and there are 100+ waterfalls within the city. Families love areas like Waterdown, Kirkendall, and Stoney Creek for their combination of safety, schools, and community feel.

Absolutely. Many of my clients are relocating from the GTA, and I've created a comprehensive Relocation Guide to help with the transition. From understanding Hamilton's neighbourhoods to navigating the commute, school enrollment, and settling in, I'm here to make the move as smooth as possible.
