Rental Questions

A few quick answers before you start

Friendly answers to the questions renters ask most. No fine print, just the honest version.

What documents may a landlord ask for?

It varies by landlord, but common requests include a government-issued photo ID, recent proof of income, an employment letter, rental references, and sometimes a credit check authorization. You don't need to upload anything on this page. If you apply for a specific rental, Tory can help you understand exactly what that landlord asks for and what to have ready.

Do I need perfect credit to rent?

No. Landlords look at the whole picture, and not knowing your score is okay. The credit question here simply helps Tory understand what may be needed if you apply, so she can point you toward the right options and give you honest guidance.

Can Tory help if the rental I asked about is already leased?

Yes. If the home you originally asked about isn't available or isn't the right fit, your answers help Tory find another option that works for your area, budget, and timeline.

Can Tory help outside Hamilton?

Tory personally covers Hamilton and surrounding areas in Ontario. If your search is outside that area, she may be able to connect you with a trusted REALTOR® partner who can help. Your information is never passed on without Tory reviewing it first.

Does it cost a tenant to work with a REALTOR®?

In most Ontario rental situations, the landlord pays the commission, so there is usually no cost to you as a tenant. Tory will confirm the details for your specific rental up front so there are no surprises.
